Application Information: The application proposes to change the designation of this property to allow for:

  • multi-residential buildings (e.g. townhouses and apartment buildings) with the potential for commercial multi-residential uses.

  • variable maximum building heights (up to 13 metres, up to 18 metres and up to 25 metres) to a maximum 25 metres (an increase from the maximum 13 metres). Please visit the project website for a breakdown of the height modifiers

  • A maximum floor area of approximately 39,300 square metresm based on a building for to parcel area ration (FAR) of 4.0, which a minomum density of 150 units per hectare (minimum 147 units for this lot)

  • The uses listed in the proposed Multi-residential - High Density low rise (M-H1) land use district

  • The proposed Direct Control (DC) district is based on the rules of the M-H1 land use district. This application is being reviewed against applicable policies from the Hillhurst-Sunnyside Area Redevelopment Plan (HS ARP) and the Municipal Development Plan. An amendment to the HS ARP is required to allow for the redesignation.
